Looking back at the last 12 months I can see that we exceeded our expectations in terms of the number of properties that came to the market and subsequently sold. Hedge End, Botley and West End all saw an upturn in activity. What was very pleasing was the number of clients we helped in the surrounding villages including Bursledon, Hamble-le-Rice and Netley.

The number of newly built properties has also increased greatly over the last five or six years, and a number of these came up for resale during 2025. Local developers have also called on us to assist them in selling some of their new build properties.

During this period house prices have remained stable which improves buyer’s confidence, and a growing feeling that now is a good time to invest. We can accurately value property because of the high volume of houses that we sell. We have a strong incite as to how much buyers are willing to pay for their next home. This is fundamental in achieving a successful move.

Mortgage interest rates have continued to come down, and the forecast is that this will continue to be the case over the next twelve months, giving the property market even more reason to be optimistic.

We are very thankful to the local community who chose White & Guard to represent them during the sale of their home and has made us the most favoured estate agency.

As we embark on 2026, I am yet again optimistic that we will receive the same level of support from our clients, and we will in turn offer the very highest of standards & support to assist them in their onward journeys.
